Which stamp duty applies to you?

The tax you pay on buying property depends on where the property is — not where you live. England uses Stamp Duty Land Tax (SDLT), administered by HMRC. Scotland uses Land and Buildings Transaction Tax (LBTT), administered by Revenue Scotland. Wales uses Land Transaction Tax (LTT), administered by the Welsh Revenue Authority (WRA).

England (SDLT from October 2024): The nil-rate threshold reverted to £250,000 after the temporary £500,000 threshold ended in September 2024. First-time buyers still benefit from relief — paying nothing on the first £425,000 and 5% on the portion between £425,001 and £625,000. Above £625,000, no FTB relief applies. Additional dwellings attract a 5% surcharge on top of standard rates on the entire purchase price.

Scotland (LBTT): The nil-rate band sits at £145,000 for standard purchases, rising to £175,000 for first-time buyers. The Additional Dwelling Supplement (ADS) is 6% — higher than the English equivalent — and applies to the full purchase price.

Wales (LTT): Wales has the highest nil-rate threshold at £225,000 and does not offer first-time buyer relief. The additional dwelling surcharge is 4%. Rates jump steeply above £225,000, making the effective rate on mid-range properties higher than England for some buyers.
