Who we are

Unmortgageable is operated by SaaSquatch Ltd, a web development company based in London. We built this site to help UK homeowners understand mortgage options — not to harvest your data.

What we collect

When you use the Unmortgageable quiz or tools, we may collect:

• Email address — if you choose to receive your results or sign up for a guide
• Quiz answers — your main challenge (credit, property, income), sub-situation, timing, and whether you have been previously declined
• Marketing consent preference — whether you opted in to receive updates
• UTM parameters — so we know which channels are working (e.g. utm_source, utm_medium)
• Device type — mobile or desktop, for improving the experience
• Quiz completion time — to help us identify where people get stuck

Why we collect it

We use your data to generate educational results tailored to your general situation. If you give us marketing consent, we may also send occasional updates about market changes, new guides, or useful mortgage content. That is it. No cold calls, no selling your details.

Where your data is stored

Your data is stored in PocketBase, hosted on a UK-located server we operate ourselves. Data is encrypted in transit. We use Brevo (EU-based, GDPR-compliant) to deliver emails — they process your email address solely for delivery and do not use it for any other purpose.

We do not share your personal data with any third party except where you give explicit consent at the point of submission, as described under Sharing with Create Finance below.

Sharing with Create Finance

On the personal-situation quiz, you may choose to tick a box asking Create Finance Ltd to call you back. This is opt-in and off by default. If you tick the box, we share the following with Create Finance:

• Your name, phone number, and email
• Your preferred call-back time, if you provided one
• The answers you gave on the quiz so they can prepare for the conversation

Create Finance Ltd is an Appointed Representative of Mortgage Advice Bureau (Derby) Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 708799). They will use your details to provide regulated mortgage advice. You can ask them or us to delete your data at any time.

We receive a referral fee from Create Finance only if your mortgage completes. This never affects what you pay, the advice they give, or which lender they recommend.

Cookies

We do not use tracking cookies. Our analytics use Umami, a privacy-respecting, cookieless platform that does not track individuals, store personal data, or require consent banners. No cookies are set on your device by this site.

Affiliate links

Some links on Unmortgageable are affiliate links — including links to mortgage brokers and property buying companies via Awin and direct referral arrangements. These links track clicks via URL parameters managed by those platforms. We do not share your personal data (email, quiz answers) with any affiliate partner.

Your rights under GDPR

As a UK or EU resident, you have the right to:

• Access — request a copy of the data we hold about you
• Correct — ask us to fix inaccurate data
• Delete — ask us to permanently remove your data
• Withdraw consent — unsubscribe from marketing at any time via the link in every email

To exercise any of these rights, email hello@unmortgageable.co.uk and we will respond within 30 days.

Data retention

Quiz responses, email captures, and Create Finance lead records are retained for 2 years from the date of submission, then automatically deleted. You can request deletion at any time by emailing us — we will remove your data within 30 days of your request.

Children

Unmortgageable is not directed at children under 16. We do not knowingly collect data from anyone under 16 years of age.
